The large property portals have more listings, more links and more search authority than any individual agent or brokerage will accumulate. Competing head-on for "flats for sale in [city]" is a budget donation. That is the honest starting position, and any agency that tells you otherwise is planning to bill you for a long time.
What the portals are structurally bad at is everything that is not a listing feed. Genuine neighbourhood knowledge, the process questions a first-time buyer or a nervous seller has, and the answer to "who should I list with". Those searches are winnable, they attract people earlier and with more commitment, and portals cannot easily produce that content because they do not have local people writing it.

Questions buyers actually ask
Not for the main listing searches, and we will not take money to try. They have structural advantages you cannot buy your way past. You can beat them decisively on neighbourhood content, on process and advice content, and on seller-intent searches, because those need local knowledge and they operate at national scale.
That is one of the most consequential technical decisions in this category, and most sites have made it by accident. Mass 404s as stock turns over is a real problem. The usual answer is retaining the page with a clear sold status where it holds value, and redirecting to the relevant area page where it does not. We set the rule once and automate it.
Especially then. A handful of genuinely detailed area pages will outperform dozens of templated ones, and covering fewer areas properly is both cheaper and more effective. Thin, near-duplicate area pages are one of the few SEO tactics that can leave you worse off than doing nothing.
Both, differently. A brokerage competes on areas, listings and brand. An individual agent competes on their own name, their patch and their reviews, which is a much smaller and cheaper engagement. If you are an agent inside a brokerage, personal-brand search is usually the better use of your own money.
Area pages can start ranking within two to three months because the competition is local rather than national. Broader seller-intent terms take longer. Technical remediation on a site with years of listing churn can take the first month or two before anything else compounds.
Yes, and it is a different shape of problem. A project has a launch date, a finite sales window and no accumulated authority, which makes it closer to a campaign than to an ongoing engagement. Start earlier than feels necessary; a project site launched at the same time as sales has no visibility when it needs it most.
